How to convert agricultural land to industrial use in India

Agricultural land can be converted only where state law and the master plan allow it. Verify land use, then obtain conversion or planning approvals before you build.

Conversion is a state process. The owner must check the master plan, apply for land conversion or change of land use where required, and secure development permissions before a factory or warehouse can be treated as industrial.

A buyer who skips that step can be left with a shed the local body will not regularise. Ask for the conversion order, not only a verbal assurance.
