Industrial shed on leased land: risks and benefits

An industrial shed on leased land lowers upfront land cost, but risks include lease expiry, rent escalation and make-good clauses when you exit.

Building on leased land cuts the cash needed for freehold. It also ties your shed to someone else’s term: expiry, renewal options, escalation and whether the structure stays or must come down.

Read the lock-in, the notice period and who owns improvements at exit. A cheap rent can become expensive if the shed is written off after five years.

Large Inventory will introduce an owner. The lease paper is still yours to negotiate.
